Turkey has long been a favourite with overseas investors and there are plenty of deals currently on offer, but those in the know are wondering how long this can last.

"I cannot remember a time when there were so many offers to entice property buyers in Turkey," says Robert Nixon, executive director, Nirvana International.

"As a company specialising in Turkey we are amazed at the number of excellent incentives currently available from developers. However, we also wonder when they will end."

Certainly there is reason to believe that such a 'nirvana' will cease shortly because Turkey benefits from not being in the euro zone. The country's economy is proving extremely robust and its property market is growing from strength to strength according to Dubai-based lifestyle website gowealthy.com

Tourism is growing with visitor figures for the first 10 months of 2008 showing a rise of a massive 13.1 per cent and Turkey also has an acute shortage of housing as an increasing number of business people swell the cities and with older properties falling out of favour, the modern trend is to buy quality, new build.

So what is on offer?

Gulluk, Bodrum

Forest Apartments where you can purchase two bedroom apartments from just 105,000 euros. Duplex four bedroom apartments start from 230,000 euros. Included in the price is a furnishing package with plasma television.

This delightful development is set amidst a natural forest landscape in an elevated hillside position. Facilities include swimming pool, games and fitness centre, tennis court and Turkish bath.

Close to the beach the development has spectacular views and is just 8km from Bodrum-Milas airport.

Golf Gardens, Belek

Free golf/spa/tennis membership for 10 years and free furniture package when buying a two bedroom apartment.

Free golf, spa, tennis membership for 10 years plus free furniture package and five per cent rental guarantee or three per cent discount for penthouse owners.

The price range is: two beds from 119,000 euros; three bed penthouse apartments from 159,000 euros.

This second phase of the exclusive golf residence development, Golf Gardens, is close to a long sandy beach and in the centre of championship golfing country.

The superior development is surrounded by tropical trees and flowers. There is on-site security and a communal pool and these properties have excellent rental potential being ideal for golfers but equally suitable for those with different hobbies.

Nixon concluded: "Since January the enquiries have been coming through thick and fast. You wouldn't think it in the current climate, but they are. We have genuinely seen a 15 per cent increase on the same period last year.

"Turkey offers a real alternative at unbelievable prices offering buyers either a new lifestyle or a holiday home for cheap holidays forever plus rental income. Whichever way you look at it there really has never been a better time to buy."
