Gulf investors are eyeing the Kensington Rooms Hotel and events venue, in one of London's most fashionable districts after it was put up for sale through Knight Frank Middle East with a guide price of £25 million (BD15.6 million).

The freehold hotel comprises 88 en-suite bedrooms and 14 conference rooms. The property was significantly refurbished in 2002 and has recently been granted planning permission to increase the gross internal area from 33,811 sq/ft to 42,085 sq/ft which would result in an increase of the number of bedrooms to 126.

The property occupies a prominent location on the Cromwell Road in the English Royal Borough of Kensington and Chelsea and has a wide range of attractions within walking distance such as the Victoria and Albert museum, Harrods and the Royal Albert Hall.

James Lewis, director of investments and leasing, Knight Frank Middle East, commented: "This hotel presents an excellent opportunity to add value as it comes with planning permission to create an additional 38 bedrooms. Although the hotel currently trades as a quality three star hotel, the location, size and stature of the property lends itself to conversion to a higher grade of accommodation."
