THE_model units of the luxury residential development Sunset Hills, located at the gateway of the Al Areen Development, are scheduled to be ready by early next year.

Deluxe villas and apartments will be showcased in February 2008 after the completion of construction and key infrastructure. Officials say that site levelling as well as the foundations of the model homes has now been completed.

Infrastructural works, including roads, is currently in progress placing the development well on track for completion, progressing to a full handover to residents by 2009.

Sunset Hills - a 50-50 joint venture between Abu Dhabi Investment House (ADIH) and Sorouh Investments, a Kuwaiti investment firm - was launched earlier this year, and has already sold 100 per cent of its deluxe villas, as well as over half of the villas and almost one quarter of the residential apartments in phase one of the project.

Mohammed bin Daij Al Khalifa, chairman of Sunset Hills, said: "We have developed Sunset Hills to directly cater to the needs of future homeowners in Bahrain, and the impressive sales that we have witnessed are a tribute to the project's value proposition.

"With the construction and infrastructure well on schedule, we are confident that Sunset Hills will be Bahrain's preferred address for Bahrainis and GCC residents who are looking for a property in the kingdom."

Covering approximately 200,000 square metres at the prestigious $1billion Al Areen development's southern gateway, the project will house 300 villas, town houses, luxury apartments, multi-purpose buildings and a club.

Officials say Sunset Hills provides a unique value proposition that positions it as the preferred address of choice for investors.

The project's location will benefit from all amenities and services of the Al Areen community which is set to become Bahrain's future residential centre.

As property owners are increasingly seeking more sophisticated lifestyle options, Sunset Hills will prove ideal for residents who are looking for a tranquil environment which offers high-quality family entertainment options, officials say.

In an area that has been master-planned by the Government of Bahrain, and with a strategic location near the main planned transportation lines - including a ring road - that are currently under development, Sunset Hills will also enjoy easy accessibility.

Residents will benefit from uninterrupted views of Bahrain's desert sunsets from their homes. Commercial outlets will be available both in Sunset Hills and the Al Areen area at large, enabling home-owners to have convenient access to amenities.

Nearby attractions, including the wildlife park, the newly-opened Lost Paradise of Dilmun water park, the Equestrian City, Banyan Tree Desert Spa and Resort and the Bahrain International Circuit, are just minutes away from the development, providing entertainment options that cater to a wide variety of interests.

In addition, the development is within easy reach of the University of Bahrain and lies only four kilometres away from Al Jazair beach.
